Background
Traditions at Northgate Student Housing Renovation
Schulte Roofing was selected to execute a comprehensive 72,770-square-foot roofing renovation for the Tradition at Northgate student apartment community in College Station, Texas. Our unique insight into the building’s critical expansion joint challenges set us apart from competing contractors, demonstrating our impeccable reputation, technical expertise, and attention to detail with commercial roofing.
Challenges
The five-story, fully occupied building presented complex logistical challenges, including tight roof access, traffic management, and the need for precise material selection. We leveraged our established relationships with local officials to streamline the process, carefully managing crane operations and material logistics to minimize disruption to residents and surrounding areas.
Solutions
Our solution involved a custom-designed roofing approach, replacing the original modified bitumen system with a high-performance thermoplastic polyolefin (TPO) membrane. We implemented a sophisticated expansion joint assembly engineered to accommodate the building’s structural movements, including temperature variations, vibration, and ground settlement.
Deploying three simultaneous crews, we completed the entire renovation within three weeks of project approval, delivering a superior roofing solution that exceeded project specifications.
